35-Storey Twin Tower
Residential & Retail Podium
The design philosophy focused on Vertical Evolution. By moving from a low-rise structure to a 35-storey twin-tower configuration, the project maximized land value while introducing a modern "Shopping Mall" podium at the base to retain the commercial vitality that the original SANA fashion store provided to the neighborhood.

To replace one of Dubai’s most recognizable low-rise landmarks with a high-density residential twin tower without losing the "SANA" identity that the community valued for three decades. The project required careful site mobilization in the densely populated Al Karama district while maximizing the valuable views overlooking Zabeel Park.

The Design Process

Analysis: Historical site assessment and feasibility studies for high-rise conversion in an established residential zone. Strategy: Negotiating the transition from a 30-year-old structural footprint to a modern twin-tower foundation. Design: Implementing a twin-tower silhouette that optimizes natural light and park views for 100% of residential units. Delivery: Systematic demolition and phased construction to minimize disruption to the Al Karama traffic and local businesses.
